Am I required to make my property available to Section 8?
Each Owner can decide if they want to participate in Section 8. -
Are you licensed?
Yes, we are licensed in Tennessee and in Kentucky in managing rentals and if you need to sell your rental or buy new investment property. -
Can I reach you after hours?
Yes, you can reach out to the team through our portal or after-hours number, and we will respond in a timely manner. -
Can you put the money directly into my account?
Yes, we direct deposit in your chosen bank account. -
Do I get to see the lease or sign it?
It is provided upon a need-to-know basis, such as your lender requests a copy because you are purchasing another investment property and proof of lease contract for debt-to-income ratio verification is required. -
Do you sell real estate too?
Yes, we are licensed to sell in Tennessee and in Kentucky. -
How and when do I get my checks?
The preferred method of Owner distribution is bank ACH but a check can be cut and mailed in an emergency situation. -
How is rent collection handled?
Rent is collected on the 1st of each month and must be paid by NLT the 3rd of each month. Rent can be easily paid and collected online or paid in person during business hours. -
How long of a lease do you sign?
One year lease terms are offered with Tenants with options to extend. Longer lease terms are offered upon Owner's approval. -
How much security deposit do you charge the tenant?
Security deposit equals to one month's base rent. Pet deposits are $250 and are non-refundable. -
How soon can you start managing my property?
We can have thorough intake program, making your home rental ready as short as 2 weeks, pending the home doesn't require major repairs. -
What type of properties do you manage?
We manage single family residential homes, multi-family and commercial properties. -
What type of reports do I get and how often?
Owners receive monthly statements and year-end statements to include 1099-misc. -
Who holds the tenant security deposit?
Haus Realty & Management holds all security deposits for Tennessee properties with Legends Bank. All Kentucky properties security deposits are held with First Financial Bank.
